Construction Steps

1. Prep & Foundation

  • Rough Grading

  • Cut Driveway

  • Gravel Driveway

  • Get Water Meter (or dig well)

  • Clear Home Site plus work area

  • Install Temp Power Pole

  • Crawl Space or Basement

  • Batter Bonds

  • Dig Foundations

  • Pour Footings

  • Lay Block or Pour Walls

  • Pre-treat for termites

  • Waterproof or backfill

  • Slab and Garage

  • Form Boards

  • Plumbing

  • Misc Pipes

  • Gravel

  • Poly Vapor

  • Pre-Wire

  • Pour Concrete

  • Spot Foundation Survey

  • Gas, Sewer & Misc Utility lines

What should be done by this point :

  • Kitchen and Bath cabinets should be ordered. (make sure that company is willing to store them for you. They can take up to 6 months lead-time)

2. Framing

  • Building Level

  • Check Foundation Level/Square

  • Check Level/Square Again

  • Have Framing Materials Delivered

  • Maintain Materials Supply

  • Cull Materials

  • Basement Wall & Beams

  • Subfloor, 1st Floor

  • Subfloor, 2nd Floor

  • Set Special Tub, 2nd Floor

  • Walls / Partitions, 2nd Floor

  • Check Level, Square & Layout as work progress

  • Ceiling Joists

  • Rafters & Trusses

  • Roofing Sheathing and Felt

  • Framing Inspection

  • Install Doors/Windows

  • Measure Cabinets

  • Know what needs extra blocking : heavy window treatments, light fixtures, mirrors

  • Know if you have tile niches, recessed medicine cabinets

  • Exterior Masonry

  • Schedule Delivery of Exterior Windows, Doors, Siding and Trim

  • Install Doors

  • Install Windows

  • Install Factory Built Fireplace

  • Misc. Rough Frame and Deadwood

What should be done by this point :

  • Order plumbing because the valves need to be put in at the rough-in phase Install Brick/Stone if any specified

  • Order Plumbing,

  • Tile

  • Finalize Lighting

 3. Rough Ins / Rough Mechanics

  • Plumbing Rough (Is this always first?)

    • Specific Plastic or Cooper Pipes

    • Rough In for Bath, Kitchen etc

    • Pay only after is inspected

  • Heating & Cooling Rough

    • Take Floor Plan to Power Co for size of system (smaller systems are more efficient, large houses use multiple systems)

    • Rough-In Heating/Cooling

    • Get Rough-In approved by building inspector before paying for service

  • Electrical Rough

    • Get approved for Wiring Plan

    • Get power Co to recommend how much Amp service is needed

    • Rough In Wiring

    • Talk about conduits for future use

    • Pay for Rough In only after Inspection

What should be done by this point :

  • Get prepared to order all custom furniture, rugs and window treatment fabric by the end of month 6.

  • Get yardage requirements for window treatments. Fabrics can be backordered and it is good to get this done in advance.

If you haven’t already

  • Order kitchen and bath cabinets

  • Order Interior Door Hardware

  • Reserve (inspect) and buy all counter slabs

  • Tile must be ordered.

4. Drywall & Insulation

  • Insulation

  • Get Powder Co to determine amount of R valve and Insulation needed

  • With Blow in Insulation fo not clock off soffit vents

  • Ceiling & Wall Covering (this seems lacking…blueboard vs. drywall.. Do they always plater?)

  • Install Drywall

  • Plater

  • Clean Interior

  • What should be done by this point :

  • Complete Paint Schedule

  • Do samples of wood stains on pieces of the wood being used on the floors.

  • Measure for Rugs and Order once baseboard is installed

  • Measure and Order WT hardware once window casings are installed

5. Interior Finishes

  • Install Wood and Tile Flooring (that cabinets need to be installed over). Is this true for Engineered floors?

  • Hire a master carpenter (I think this should be discussed and designed before)

  • Stain or pretreated paint grade trim

  • allow 1/2” space under baseboard for carpet. (Should this be 1/4”)

  • Install Interior Doors and door hardware

  • This is a good time to see if you need to bring in any furniture that is so large it can’t be brought up when stair railing is put up or door casings are in.

  • Install Cabinets

  • Note about them settling in space for a few days

  • At what point when framing is done to you confirm interior wall lengths. Need to take into account lighting outlet locations and window and door casings)

  • Recommend caulking around window and door trim inside and out

  • Schedule Counter Templating as soon as they will allow you

  • Finish the Fireplace

  • Measure for all bath thresholds and sills and Order

  • Counter Templating

  • You will want sink and faucet onsite. They will take sink with them

  • Install Counters

  • Install remaining tile, backsplashes and stone floors

  • Interior Paint

6. Exterior Work

7. Final Trades

  • Hang Wallpaper

  • Call back plumbing, electrical and Heating

  • Cooling Contractors for Final Work

  • After final Inspection, utilities can be turned on (Power may be required prior to final inspection)

  • Install Wall to Wall Carpet.

  • Install Mirrors, Shower Glass and Bath Accessories

  • Install Gutters and Screens

  • Landscape, Drives, Walks, Patio, Etc

  • Final Inspections

  • Final Inspection

  • Fix Little Nicks, touch up paint, clean windows, floors, etc

  • ***When fo appliances get installed.

10. Interior Install (Month 13 and ….)

  • Rug Install

  • Window Treatment Hardware Install

  • Furniture Delivery

  • Window Treatment Install (panels and romans)
